Will paint fix my stucco cracks?

No. Paint conceals a crack briefly and then it reopens. Cracks have to be filled with an appropriate material and texture matched first, which is a separate line item from coating.

Do I need elastomeric?

Sometimes. It bridges hairline movement well but it is not correct for every wall, and over a compromised or damp substrate it can cause problems. We will tell you which your walls call for and why.

Can you match our stucco texture?

For common lace, sand, and smooth finishes, yes. Unusual hand textures are harder and we will be straight with you about the likely result before you commit.

Is pressure washing required?

For stucco, effectively always. Chalk and dust prevent adhesion, and the coating is only as attached as what is under it.

What if the damage is bigger than it looks?

We will tell you on the walkthrough and, where it is beyond a painting scope, say plainly that it needs a stucco contractor rather than quoting a coating over a structural problem.

The Problem

Paint over a crack and you have a painted crack

Stucco in this climate moves. Heat cycling opens hairline cracks at window corners and control joints, and once water gets behind the finish coat the damage stops being cosmetic. Filling cracks with paint hides them for one season.

The second problem is texture. A patch that is smooth in the middle of a sand or lace finish is visible from the street for as long as the house stands, no matter how good the color match is.

When it is not a painting job

Large-scale delamination, structural cracking, or damage from a persistent water intrusion is stucco reconstruction, not painting prep. If we see that on a walkthrough we will say so rather than quote a coating over it.
