Height, access, and uptime decide the job
A warehouse repaint is rarely complicated as a painting problem. It is complicated as an access and scheduling problem: racking in the way, forklift traffic that cannot stop, thirty-foot walls, and a shipping schedule that does not care about your dry times.
It is also a substrate problem. Tilt-up concrete, metal panel, and structural steel each want a different primer and a different coating system, and getting that wrong shows up as rust bleed and peeling within a season.
What we coat in a facility
Most facility scopes cover more than walls. We quote each element separately so you can decide what gets done now and what waits for the next budget cycle.
- High-bay interior walls and ceilings, sprayed for coverage and speed
- Structural steel, columns, joists, and mezzanines
- Dock doors, bollards, guard rails, and equipment enclosures
- Tilt-up concrete and metal panel exteriors
- Safety striping, aisle marking, and color-coded zones
- Office and break areas inside the facility footprint
Working around production
We phase by bay, aisle, or elevation, and work nights, weekends, or shutdown windows when the operation cannot pause. Overspray control, containment, and equipment protection are planned before the first sprayer comes out.
Where racking cannot be cleared, we work the accessible faces and schedule the remainder around your inventory cycles instead of asking you to empty the building.
Substrate and coating selection
Bare or rusted steel gets cleaned and primed with the right primer before finish coats. Metal panel exteriors in the Nevada and Utah sun get systems chosen for UV, not just color. The spec goes on the estimate so you know exactly what is being applied.
What the project actually looks like
Facility walk and access review
We map bays, heights, racking, traffic lanes, and the windows where work can safely happen.
Line-item proposal by area
Walls, steel, doors, exteriors, and striping quoted separately with named products and coat counts.
Containment and protection
Equipment, inventory, conveyors, and sprinkler heads masked or covered before any spraying starts.
Coat, stripe, and hand back
Work executed by phase, then walked with your facilities contact with any touch-ups closed out.
What moves the price
We do not publish a price list, because a real number depends on your property. These are the things that actually change it, and every one of them shows up as a line item on your estimate.
- Wall height and access
Boom lifts and scissor lifts add cost and slow every square foot above standard reach.
- Substrate and existing condition
Rust, chalking, and failing prior coatings require cleaning and priming before finish coats.
- Racking and obstructions
Whether racking can be cleared or worked around drives both schedule and labor.
- Operating schedule
Shutdown windows, night shifts, and weekend work price differently than open access.
- Containment requirements
Protecting inventory, conveyors, and sensitive equipment from overspray takes real setup time.
- Coating system
Direct-to-metal, epoxy, and industrial urethane systems cost more than standard wall coatings.
What is included, and what is not
You approve the scope in writing before we start. If it is not on the estimate, it is not in the price, and we would rather tell you that now than argue about it later.
