Office pricing comes down to measured wall and ceiling area, how much furniture and equipment has to be moved and protected, and whether the work runs after hours or in phases so your team keeps working. We scope suite by suite and give you one written price before anything starts.
Almost nobody chooses an office painter on price per square foot. They choose on whether the work can happen without shutting down a floor, moving forty desks, or filling a suite with solvent smell on a Monday morning.
So the plan matters more than the paint. Which suites go first, what gets moved and by whom, when the crew is in the building, and what has to be dry and back in service before staff badge in.
Each office area is listed and priced separately so occupied spaces, shared areas, and landlord-standard turns do not get blurred into one broad number.

Occupied offices, executive rooms, and vacant suites scoped by area.

Walls, trim, doors, and presentation-facing surfaces prepared for daily use.

The client-facing spaces that need clean lines and durable finishes.

High-traffic paths planned in phases so access stays coordinated.

Shared spaces specified around cleaning, wear, and operating schedules.

Included where painted rather than tiled, with every surface listed in the scope.
Tenant improvement and move-out work runs on the same crew: paint back to a landlord-standard finish, patch anchor and monitor-mount holes, and hand the suite over clean.
Occupied office work is a sequencing problem. We plan the work around the people, access, and routines that keep your office moving.
We break the floor plate into zones, finish each zone completely, and put it back the way we found it before moving to the next one.
Each zone is reset, cleaned, and walked with your contact before the crew moves to the next one — with the space ready for staff to use again.
Night and weekend shifts so desks are usable each morning
Zone-by-zone phasing instead of one long shutdown
Low-VOC and low-odor products in occupied suites
Workstations, monitors, and cabling wrapped and protected
Elevator, corridor, and freight coordination with building management
Badge, escort, and after-hours access handled up front
We tour the suites with you, note occupied areas, access constraints, and what has to stay in service at all times.
Scope, product, sheen, coat count, and the shift schedule in writing, so facilities and finance are looking at the same document.
Furniture and equipment wrapped, walls patched and sanded, then coated during the agreed shift window.
The zone is put back, cleaned, and walked with your contact before we move to the next one.
If you manage the building rather than occupy it, we can quote by suite, by floor, or by unit turn, and bill the same way. Scope, product, and sheen are documented so the next turn matches the last one.
We don't publish a flat price list — occupied vs. vacant space, shift window, and number of phases move an office number more than square footage alone. The walk-through is what turns those variables into a real line-item proposal.
Request a Line-Item EstimateVacant suites paint faster. Occupied floors need protection, phasing, and reset time on every shift.
Nights, weekends, and holiday shutdowns are priced differently than standard daytime work.
Anchor holes, monitor mounts, and corridor scuffing add real prep hours before anything is coated.
Open ceilings, high lobbies, and atrium walls require lifts and slow the coating rate.
Scrubbable, low-odor, and high-traffic corridor systems cost more and hold up longer.
More phases mean more mobilizations, more setup, and more reset labor.
Sheen is a durability decision in an office the same way it is in a home: higher-traffic corridors and reception areas hold up better in scrubbable, higher-sheen finishes, while private offices and conference rooms can run flatter. Where a landlord-standard or brand color already exists, we match it; where it doesn't, product, sheen, and color are documented during the walk-through and in the estimate.
Scrubbable finishes selected around corridor, lobby, and reception wear.
Landlord-standard and brand colors matched and written into the scope.
