What Kind of Space Are We Painting?
Every commercial space has its own operational quirks. Pick your property type and you'll see the real headaches we solve and how we run the job so your business keeps moving.

Offices painted around your staff, not through them.
- Wet paint smell during meetings and client visits
- Ladders and drop cloths blocking hallways at 10am
- Fumes lingering in conference rooms and break areas
- After-hours and weekend scheduling by default
- Low-VOC, low-odor products in occupied suites
- Sealed work zones, daily cleanup, floors covered

Get a Free EstimateWhat a Commercial Repaint Actually Involves
Commercial jobs succeed on prep and coordination. This is the standard playbook for offices, retail, restaurants, and warehouses:
- Surface cleaning & degreasing
Interior wipe-down; exterior pressure or hand wash; kitchen and back-of-house degreasing where required for adhesion.
- Scraping & sanding
Failing coatings removed and edges feathered so the finish reads uniform on high-visibility walls and storefronts.
- Patching & minor repairs
Drywall dings, anchor holes, hairline stucco cracks, and rust spots on metal filled and prepped for coating.
- Caulking where needed
Trim, storefront frames, joints, and penetrations sealed against moisture, dust, and air movement.
- Contained protection of the space
Floors, fixtures, equipment, POS stations, signage, and landscaping covered; work zones sealed off from occupied areas.
- Priming repaired or bare surfaces
Spot or full primer on repairs, stains, bare drywall, metal, and previously uncoated substrates so topcoats hold.
- Agreed number of coats
Coat count specified per surface in the estimate, sheen and product chosen for wear, cleanability, and lighting.
- Daily cleanup + final cleanup
Site left safe and presentable at the end of every shift; full detail cleanup and walk-through at completion.
Why Two Similar Spaces Land at Different Numbers
We price from the walk-through, not a per-square-foot shortcut. These are the honest levers your quote will reflect.
- Property size
Total square footage, ceiling height, and number of rooms/suites move labor and material.
- Interior vs exterior
Exterior stucco, metal, and CMU behave differently than clean interior drywall.
- Surface condition
Failing coatings, sun damage, rust, or graffiti add prep hours before any paint goes on.
- Height & access
Warehouse walls, storefront awnings, and stairwells require lifts, staging, or safety gear.
- Product selection
Commercial-grade, low-VOC, epoxy, or DTM coatings cost more than standard interior paint.
- Schedule constraints
After-hours, weekend, phased, or accelerated schedules carry a different labor cost than daytime work.
Nothing important gets left off the page.
You approve the scope in writing before we lift a brush. If it isn't on the estimate, it isn't in the price. Either way, no surprises.
- Scope of work in plain language
- Every area included and every area excluded
- Paint brand, product line, sheen, and coat count per surface
- Itemized price breakdown, labor, materials, prep, mobilization
- Written schedule, start date, phases, working hours
- Certificate of insurance and workmanship warranty details
