The Real Issue

Most painting problems start before paint ever touches the wall.

When a job goes bad, it's almost never the paint's fault. Here's what usually goes wrong and how we do it instead.

The Common Way
The Color Drop Way
Vague estimate that changes mid-job
Line-item scope signed before we start
Floors, furniture & landscaping left unprotected
Full protection plan documented per room
Prep skipped so the finish fails early
9-point prep checklist runs on every job
Crews that don't communicate clearly
One point of contact + daily updates (EN/ES)

What We Handle Before the First Coat

The same 9-step prep runs on every interior, exterior, and cabinet job, regardless of budget. It's the boring part that makes the finish last.

  1. 01Protect floors, furniture, fixtures, landscaping, and adjacent surfaces
  2. 02Clean surfaces before coating
  3. 03Scrape and sand loose or failing paint
  4. 04Patch nail holes, dings, cracks, and minor drywall touch-ups
  5. 05Caulk trim, seams, frames, and gaps where needed
  6. 06Prime repaired or bare surfaces where required
  7. 07Apply the agreed number of coats
  8. 08Clean the work area daily
  9. 09Final walkthrough and cleanup
What Moves the Price

Why Two Homes Land at Different Numbers

We price from the walk-through, never a per-square-foot shortcut. These are the honest levers your estimate reflects.

  • Square footage & story count

Wall area, ceiling height, and second-story access drive base labor and materials.

  • Interior vs exterior

Exterior stucco and trim carry more prep and product cost than clean interior drywall.

  • Surface condition

Sun-damaged stucco, peeling trim, or heavy repair work adds prep hours before any paint goes on.

  • Number of colors

Accent walls, trim contrast, and multi-room schemes add cut-in time and product lines.

  • Cabinet vs wall work

Cabinet refinishing is its own scope, sanding, spraying, and finishing at a different rate.

  • Product selection

Premium exterior, low-VOC interior, or specialty cabinet coatings cost more than builder-grade lines.

Timing & Fit

Honest Timing. Clear Exclusions.

Schedule Expectations

Most whole-home interior repaints run a few days to a week; exteriors and cabinet refinishes vary with condition, color count, and prep. Your line-item estimate lists a realistic start date and working window.

Weather, change orders, and unforeseen conditions can shift the schedule, but communication about it stays clear and in writing. You'll always know where the crew is and what's next.

Not Included Unless Scoped
  • Major drywall replacement
  • Major carpentry or structural repair
  • Mold remediation
  • Lead or asbestos abatement
  • Electrical or plumbing work

These can often be coordinated with trusted trade partners. If you need any of the above, mention it on the estimate request and we'll scope it up front.

Had our kitchen cabinets painted ultra glossy white, from the original builder grade oak grain. The schedule waiting period was amazingly short and actual job was completed in a day and a half. Site preparation was terrific.
