Commercial interior pricing is driven by measured wall area, ceiling height and the access equipment it requires, the level of prep and patching, and whether crews work after hours or around occupied space. We walk the property, scope each area separately, and put one fixed price in writing before work begins.
The walls in a commercial building do not age evenly. Corridors, elevator lobbies, stairwells, and restroom walls absorb carts, shoulders, and cleaning chemicals, while the conference room down the hall still looks new.
Painting all of it with the same product on the same schedule wastes money in the quiet areas and underspecifies the areas that actually take abuse. We spec by area instead.
Commercial vs. Industrial PaintingEvery interior scope we write breaks the building into areas with their own product, sheen, and coat count, because they are not the same painting problem.

Interior scopes vary by property type as much as by area. These are the commercial spaces we work in most:

View serviceWe identify traffic areas, damage, egress requirements, and the shift windows available.
Each area gets its own product, sheen, coat count, and price so you can prioritize what gets done first.
Floors and fixtures protected, damage repaired and spot-primed, then coated during the agreed window.
Phase is cleaned, reset, walked, and signed off before the next one opens.
Work windows respect tenant and business hours.
No more area opens than the crew can close in a shift.
Safety routes and occupied corridors remain usable.
Property management and tenants know what happens next.
Cart gouges, anchor holes, and previous patches are filled, sanded, and spot-primed before finish coats. Skipping that step is why so many commercial repaints look flat and patchy under corridor lighting within months.
We don't publish a flat price list, because a real number depends on your property — occupancy, condition, and how much of the building has to stay in service while we work all move the number more than square footage alone. An on-site walk with facilities is how we turn that into an accurate area-by-area proposal rather than a guess.
Read the commercial painting cost guideThe more the building has to stay in service, the more phases and reset labor the schedule requires.
Cart damage, anchor holes, and failed prior patching add prep hours before coating.
Scrubbable corridor systems and moisture-tolerant restroom coatings cost more than flat wall paint.
Atriums, open ceilings, and tall stairwells require lifts and slow the coating rate.
Night, weekend, and holiday work is priced differently than standard hours.
Enamel work on doors and frames is slow, detailed labor and is quoted by count.
We work floor by floor and wing by wing, and we do not open more area than we can close in a shift. Corridors stay passable, egress stays clear, and signage tells tenants exactly what is happening and when.
Where a suite is occupied, we schedule around the tenant directly and coordinate the access with property management so nobody is surprised at seven in the morning.
Work areas are protected, completed, cleaned, and returned to service before the next phase opens.
