How Much Does It Cost to Paint a Stucco House?
Painting a stucco house typically costs about $1.50 to $5.50 per square foot of wall area, or roughly $3,000 to $8,000 for a typical single-family home when the stucco is sound. National sources put the average between about $3,200 and $4,500. Heavier prep, crack repair, a second story, or an elastomeric coating push the total higher.
The number that decides your quote is the wall area, not the home's floor area, plus whatever repairs the walls need before any paint goes on. This guide shows how to measure your walls, what a 1,000 to 3,000 sq ft wall area costs, what labor, paint, and prep add, and how to compare quotes fairly. Color Drop Painting repairs and paints stucco across Nevada and Utah, so where desert conditions change the estimate, we say so.
Average Cost to Paint a Stucco House
Published estimates for painting a stucco house fall between about $1.50 and $5.50 per square foot of wall, and between roughly $3,000 and $8,000 for most homes. The sources below were checked in October 2026.
| Source | What it reports | What "square foot" means |
|---|---|---|
| HomeAdvisor | $3,600 to $7,200, with a $4,500 average for a 2,000 sq ft home; $1.50 to $4 per sq ft for labor and $1.50 to $5 with elastomeric paint | Home size |
| Homewyse (May 2026) | $2.45 to $4.75 per sq ft for basic work with two coats | Total wall area, including window and door openings |
| Thumbtack (2026, Xactware data) | $4,101 to $6,692 for a 2,500 sq ft home in good condition, about $1.64 to $2.68 per sq ft | Home size, good condition only |
| Fixr | $3,000 to $5,000, about $4,000 for a two-story 2,000 sq ft home | Home size |
These figures don't line up because they measure different things. Some count the home's floor area, Homewyse counts every square foot of wall including openings, and Thumbtack's range assumes walls in good condition. Treat the table as a band, not a price.
We also looked at Las Vegas cost pages. Their figures varied widely and cited no sources, so we use the national benchmarks above and explain below where desert conditions change them. These are published third-party benchmarks, not Color Drop's price list. Every wall is different, which is why we quote each job line by line.
How to Measure Your Walls Before You Estimate
Estimate stucco painting cost from the wall area, not the home's square footage, because a 2,000 sq ft house has roughly 1,600 sq ft of wall as a single story and about 2,300 sq ft as a two-story. Four steps give you a budget-grade number:
- Measure the perimeter. Walk each side of the house with a tape or measuring wheel and add the lengths.
- Multiply by wall height. Use about 9 feet for a single story and about 18 feet for two stories, or measure yours.
- Add gables and extra walls. Treat a triangular gable as half its base times its height, and add garage and add-on walls separately.
- Skip the openings for a quick budget. Homewyse's per-square-foot figures include window and door openings in the area. A painter may deduct large openings in the written quote.
For example, a single-story house that is 50 ft by 40 ft has a 180 ft perimeter. At 9 ft high, that is 1,620 sq ft of wall.
Stucco Painting Cost by Home Size
A mid-range stucco repaint costs about $2.75 to $4.25 per square foot of wall, so a 2,000 sq ft wall runs about $5,500 to $8,500 and a 1,000 sq ft wall about $2,750 to $4,250. The three bands below come from the published ranges above:
- Basic, $1.50 to $2.75: sound walls, simple access, standard coating. This matches the low end of HomeAdvisor and Thumbtack's good-condition range.
- Mid-range, $2.75 to $4.25: normal prep, two coats, some patching, or a second story. This sits in the middle of the Homewyse and HomeAdvisor ranges.
- High, $4.25 to $5.50: an elastomeric system, heavy prep, or difficult access.
| Wall area | Basic | Mid-range | High |
|---|---|---|---|
| 1,000 sq ft | $1,500 to $2,750 | $2,750 to $4,250 | $4,250 to $5,500 |
| 1,500 sq ft | $2,250 to $4,125 | $4,125 to $6,375 | $6,375 to $8,250 |
| 2,000 sq ft | $3,000 to $5,500 | $5,500 to $8,500 | $8,500 to $11,000 |
| 2,500 sq ft | $3,750 to $6,875 | $6,875 to $10,625 | $10,625 to $13,750 |
| 3,000 sq ft | $4,500 to $8,250 | $8,250 to $12,750 | $12,750 to $16,500 |
Most homeowners think in house size, not wall area, so here is the same math for four typical homes. The wall areas assume 9-foot walls for one story and 18 feet for two, with no gables.
| Home | Wall area | Basic | Mid-range | High |
|---|---|---|---|---|
| 1,500 sq ft single-story (50 x 30 ft) | 1,440 sq ft | $2,160 to $3,960 | $3,960 to $6,120 | $6,120 to $7,920 |
| 2,000 sq ft single-story (50 x 40 ft) | 1,620 sq ft | $2,430 to $4,455 | $4,455 to $6,885 | $6,885 to $8,910 |
| 2,500 sq ft two-story (50 x 25 ft footprint) | 2,700 sq ft | $4,050 to $7,425 | $7,425 to $11,475 | $11,475 to $14,850 |
| 3,000 sq ft two-story (50 x 30 ft footprint) | 2,880 sq ft | $4,320 to $7,920 | $7,920 to $12,240 | $12,240 to $15,840 |
These are illustrative calculations from published ranges, not Color Drop quotes. A two-story home has more wall than its floor area suggests, which is why the 2,500 sq ft two-story costs more than the 2,000 sq ft single-story.
What You Pay For: Labor, Paint, and Equipment
Labor is the largest share of a stucco painting bill, roughly four-fifths in Thumbtack's breakdown. For a 2,500 sq ft home in good condition, Thumbtack's Xactware-based figures list labor at $3,253 to $5,302, materials at $722 to $1,202, and equipment at $125 to $187. That works out to about 79% labor, 18% materials, and 3% equipment. Texture is a big reason: rough stucco takes more passes, and crews often spray and back-roll to push paint into it. Our guide on how to paint stucco covers roller and sprayer technique.
Paint coverage is lower on stucco than on smooth walls. HomeAdvisor notes that a gallon covering 400 sq ft of flat wall often covers only about 200 sq ft of textured stucco. Elastomeric coatings go on much thicker. Dunn-Edwards puts them at about 50 to 90 sq ft per gallon, against 200 to 400 for regular paint, and Sherwin-Williams rates its ConFlex SherLastic at 115 to 160 sq ft per gallon for a two-coat system. Always check the data sheet for your product and texture.
The formula is simple: gallons = wall area x number of coats ÷ coverage per gallon. For a 2,000 sq ft wall:
| Coating | Coverage used | Gallons | Paint cost |
|---|---|---|---|
| 100% acrylic, two coats | 200 sq ft per gallon, per coat | about 20 | about $400 to $600 at $20 to $30 per gallon |
| Elastomeric, two-coat system | 115 to 160 sq ft per gallon | about 13 to 17 | about $450 to $1,200 at $35 to $70 per gallon |
The per-gallon prices are Behr examples reported by Fixr (acrylic $20 to $30, elastomeric $35 to $70) and are retail shelf prices, so a contractor's trade pricing will differ. The point is the proportion: paint is a modest slice of the bill, and labor and prep decide the total.
Stucco Painting Cost by Coating Type
Per gallon, acrylic costs the least, masonry paint sits in the middle, and elastomeric costs the most. Installed per-square-foot ranges overlap because labor dominates the price.
| Coating | Per gallon (Behr examples, Fixr) | Installed per sq ft (HomeAdvisor) | Where it fits |
|---|---|---|---|
| 100% acrylic exterior paint | $20 to $30 | $1 to $5.50 | Most stucco repaints; breathable and flexible enough for normal movement |
| Masonry paint | $25 to $40 | $1.25 to $7 | Made for masonry surfaces; fewer color choices |
| Elastomeric coating | $35 to $70 | $1.50 to $5 | Stucco with fine hairline cracking and a sound, dry wall |
Elastomeric is not automatically the right answer. It costs more, needs a sound and dry wall, and can trap moisture if it goes over a damaged or damp surface. Our post on the best paint for stucco walks through which coating fits which wall.
Repair and Prep Costs Before Painting
Repair and prep are the line items most likely to move a stucco painting quote, and they should be priced separately from the paint.
Pressure washing. Angi puts a typical house wash at $195 to $420, and Taskrabbit lists stucco at $0.33 to $0.45 per square foot. Chalk and dust stop paint from bonding, so washing is not optional on stucco. A Color Drop stucco estimate includes it, and we also offer pressure washing on its own.
Crack and patch repair. HomeAdvisor reports that most homeowners pay about $600 to $2,662 for stucco repair, with an average near $1,629, and about $200 to $600 for minor patching of isolated cracks. Bob Vila, citing Angi and HomeAdvisor, gives a similar $599 to $2,559 range. Crack width matters: Behr's data sheet says cracks wider than 1/16 inch should be routed open, dusted, and patched with an elastomeric patching compound before coating. If you are not sure what your cracks mean, see which stucco cracks are normal, or ask about stucco crack repair and repainting.
Inspection. A stucco inspection typically costs $100 to $500 according to Bob Vila, which is cheap insurance on a wall that shows staining or soft spots.
Primer and caulk. These are small lines, but they matter on new patches, chalky areas, and stains.
Moisture damage is a different job. Water intrusion, delamination, and structural cracking are stucco reconstruction, not painting prep, and they cost far more than a repaint.
How Home Condition Changes the Estimate
The condition of the walls can roughly double the price. Thumbtack's table for a 2,500 sq ft home shows how much:
| Condition | Typical scope | National average cost |
|---|---|---|
| Good | Washing, caulk, masking, primer and paint | $4,101 to $6,692 |
| Fair | Same, plus heavier prep (soda blasting in their scenario) | $8,667 to $13,460 |
| Poor | Same, plus scraping and heavy blasting | $10,519 to $16,328 |
Soda blasting and heavy scraping are not needed on most stucco repaints, so read these as direction, not a forecast. If your walls chalk and show a few hairline cracks, you are likely in the good-to-fair range. The only way to know is a walk-through. A quick check of whether old paint is sound enough to paint over shows where you stand before you call anyone.
What Makes Stucco Painting Cost More or Less
Stories, texture, access, color change, and prep separate a $3,000 quote from a $10,000 one.
Stories. HomeAdvisor reports that each added story adds roughly $0.10 to $0.25 per square foot, and Fixr gives the same figure for wall height above ten feet. The bigger cost is the lift or scaffolding labor.
Texture. Rough finishes use more paint and take more passes. Lace, sand, and smooth finishes also take different skill to match when repairs are involved.
Access. Tight side yards, slopes, pools, and landscaping all add setup time.
Color change. A big jump, such as dark to light, often needs tinted primer and more topcoats. HOA-approved color lists can limit product choices too.
Desert conditions. In Las Vegas, sun and heat chalk exterior paint fast, and south and west walls fail first. A good quote shows how each elevation is handled, and new stucco should cure for 30 days before painting, according to Behr and Diamond Vogel data sheets.
Painting vs Repairing vs Re-Stucco: Why the Costs Differ
Painting is the least expensive way to refresh stucco, repair costs depend on the damage, and a new stucco application costs several times more per square foot. A common SERP question is "how much does it cost to stucco a 2,000 sq ft house," and the answer belongs to a different trade.
| Job | Published cost | When it fits |
|---|---|---|
| Painting | $1.50 to $5.50 per sq ft | Sound stucco that needs a refresh or color change |
| Repair | $600 to $2,700 total, about $1,600 average | Localized cracks and patches |
| Color coat or fog coat | $1.50 to $8 and $1.30 to $6 per sq ft (HomeAdvisor) | Refreshing integral color on unpainted stucco |
| New stucco application | about $6 to $9 per sq ft installed (Thumbtack) | Stucco that has failed or been removed |
Color Drop does stucco repair and painting. We do not install new stucco, and re-lath, structural repair, and moisture remediation are outside a painting scope. If we see that on a walk-through, we say so instead of quoting a coating over it.
DIY vs Professional Stucco Painting
DIY can save most of the labor cost on a sound, single-story wall, but stucco is one of the harder surfaces to paint well. Labor is about four-fifths of the typical bill, so the savings are real. The tradeoffs are time, paint use, and technique. Textured stucco needs a thick-nap roller and takes more paint, and Dunn-Edwards says elastomeric coatings are generally applied by sprayer. Skipping crack repair or sealing over moisture costs more than the labor you saved, and Thumbtack recommends hiring a professional for that reason.
If your walls are sound, one story, and you have painted exteriors before, a DIY repaint with acrylic, a thick-nap roller, and masonry brush is realistic. For cracked, chalky, or two-story walls, the pro cost buys prep and access you can't easily replicate.
How to Reduce Stucco Painting Costs Without Cutting Corners
Reduce cost by trimming scope you don't need, not prep you do.
- Bundle repairs with the repaint. The wall gets prepped and coated once, which is usually the most cost-effective way to handle cracks.
- Fix water sources first. Sprinklers hitting walls and leaks can undo a new coat and add repair cost.
- Match the coating to the wall. Elastomeric costs more and only earns its price on the right wall.
- Stay in the same color family. Big color changes add primer and coats.
- Compare itemized quotes, not totals. Our guide on what an itemized estimate should show explains how.
- Don't cut prep. Skipping washing or primer is how a low bid becomes a second repaint.
How to Compare Stucco Painting Quotes
Compare quotes by dollars per square foot of wall and by what each one includes, not by the total. Suppose two quotes on the same house are $5,200 and $6,100. If the first measured 1,500 sq ft of wall and the second 1,900, that is $3.47 and $3.21 per square foot, so the cheaper total is the more expensive price per square foot. (These numbers are an illustration.) Use this checklist:
| Check | Why it matters |
|---|---|
| How wall area was measured | Different measurements make totals incomparable |
| Washing included | Chalk and dust prevent adhesion |
| Repairs as separate line items | Shows what the repair costs versus the coating |
| Primer on patches and chalky areas | Prevents flashing and peeling |
| Coating named, with coat count | Two coats is the usual standard |
| Access equipment | Lifts and scaffolding add labor |
| Exclusions | Moisture and reconstruction are often left out |
| Written warranty and cleanup | Protects the work after the crew leaves |
Color Drop quotes repair and coating as separate line items after a free on-site estimate, so you can see what each costs.
Is Painting Stucco Worth the Cost?
Painting stucco is worth the cost when the walls are sound and you have a real reason to paint: faded or stained walls, mismatched repairs, a color change, or added protection. It is not worth it as a cover for cracks, soft spots, or moisture, because those problems come back through the paint. Our pros and cons of painting stucco covers both sides in detail.
On longevity, a properly prepped two-coat premium system in Las Vegas can last roughly eight to ten years on north and east walls and six to eight on south and west walls. See why exterior paint fails in the desert for the reasons behind those numbers.
